Heating

We repair, tune up and install gas furnaces, boilers and heat pumps, and we fix what's broken before we talk about replacing anything.

Most furnace problems come down to a few parts: an igniter, a flame sensor, a pressure switch or a blower motor. Your technician tests each one, shows you the part that failed, and gives you a written price before any work starts. If your system is near the end of its life, we'll tell you how long it's likely to last so you can plan for it.

What's included

• Safety check of the whole system, including a carbon monoxide test
• Filter check, and a new filter if it's due

Cooling

$149 spring tune-up

Central air conditioners and ductless mini-splits, serviced in spring and installed year-round. If yours is low on refrigerant, we find the leak before we add any.

An air conditioner that runs but doesn't cool usually has a dirty coil, a failed capacitor or a refrigerant leak. We find the cause first. Adding refrigerant to a leaking system only buys a few weeks, so we'll find the leak and tell you what it costs to fix before we charge it.

Indoor air

From $89 for a filter and humidifier check

Better filters, whole-home humidifiers and heat recovery ventilators for houses that feel dry, stuffy or dusty by February.

Dry winter air cracks wood floors and makes rooms feel colder than they are. A whole-home humidifier fixes that for most houses. Newer, tighter homes also need fresh air brought in, which is what a heat recovery ventilator does without throwing your heat outside.

What's included

• Filter sizing and a year's supply on request
• Humidifier installation and yearly service
• HRV cleaning and balancing

Water heaters

$89 visit, applied to any repair you choose

Tank and tankless water heaters, repaired or replaced. Most replacements happen within the week.

A tank water heater usually lasts 10 to 12 years. If yours is leaking from the bottom, it needs replacing. If it's short on hot water, it may only need a new element or thermocouple. We'll tell you which, and we haul away and recycle the old tank at no charge.

Thermostats

$129 installation, plus the thermostat

Smart and programmable thermostats, installed and wired to suit your furnace, heat pump or boiler.

A smart thermostat only saves money if it's wired correctly and set to your routine. Heat pumps and two-stage furnaces need the right model and wiring, or the backup heat runs when it doesn't need to. We'll install it, set the schedule with you, and show you how to change it.

Maintenance plan

$18 a month

The Homely House maintenance plan covers a fall furnace tune-up and a spring air conditioner tune-up, and we call you to book both.

Most breakdowns we see could have been caught at a tune-up. On the plan, we call you each fall and spring to book a time that suits you, you get priority booking if something breaks, and repairs cost 15% less. You can cancel at any time.
